The Power of Three: A conversation with Lisa Curlett from the team at Beyond Boston Properties.

We spoke with TPL member Lisa Curlett, who joined forces with Maura Dolan and Tricia Parmele to form Beyond Boston Properties. Together they comprise one of the most successful residential real estate teams with expertise in Weston (where Lisa has lived for 22 years), Wellesley, and the surrounding towns. Lisa has been in the business for almost two decades and we spoke with her about trends affecting the market.

TPL: What are your markets of expertise and how long have you been in the business?

Lisa: I have been in the business for almost 18 years. I am partnered with 2 other women, Maura Dolan and Tricia Parmele, who have been in the business for around 9 years. Our primary markets are Weston and Wellesley, but I also closely follow towns such as Wayland, Needham, Dover, Natick, Newton, Sudbury. With the 3 of us working together we have broadened beyond Weston and Wellesley.

TPL: What do you love most about where you live and do work?

Lisa: I love the people in our towns, the community programs that our towns provide, and the convenient location of our towns – ideal for commuting with close proximity to Boston, nearby beaches, and more. I also love the assortment of trail systems, parks, and reservoirs where I can walk with my dog.

TPL: What percentage of deals are done off market vs on?

Lisa: That is interesting because we do not do many off-market. Where we do business there is not much off-market, it’s not like it is in Boston. We’ve had 3 of 45 transactions this year sell off-market. This number is much lower in the burbs than in the city.  I do think that this year, with COVID and our “Coming Soon” posts, we have sold more off-market than we typically would.

TPL: Are there any trends you are seeing in the market with COVID?

Lisa: I think basically what we are seeing is just a more intense market. If there is a property that is well priced and the market perceives it that way, the competition is much more intense. I am seeing a market with low inventory and high demand that is super competitive; people are waiving contingencies much more than normal.

TPL: What do you like most about your job?

Lisa: What I like most about my job is the people I meet and with whom I work and the friendships/relationships that I build from my work. My awesome colleagues, clients, and teammates make my world happily go around.

18 Covered Bridge Lane in Wayland. Sold in June 2020 for $1,580,000. This was an off-market listing and sold at the first showing.
